Jocotepec is on the west side of the lake in Lake Chapala and has a population of about 15,000.
With the same beautiful weather as Ajijic, has gorgeous lake views, and rentals here tend to be about 1/2 the cost! The vibe of Jocotepec is very laid back, but living in Jocotepec doesn’t mean it is boring.
There are cultural events, a gorgeous Malecon with views of the lake and water sports, various shopping options, and great year-round weather so you can be outdoors any day of the year. And it is only a 15-minute drive to Ajijic and only a 45-minute drive to the Guadalajara international airport.
We think living in Jocotepec is a best-kept secret.
Cost of Living in Jocotepec
Rentals in Joco, as the locals call it, start at just $10,000 pesos a month for a nice furnished 2 bed 2 bath house. That’s about $500 USD a month. And because the Lake Chapala area weather is so temperate year-round, you won’t need air conditioning or heating here.
Most rentals include all utilities, but in case yours doesn’t, you can expect to pay about $50 USD or less every 2 months. We know several people living in Jocotepec on less than $1000 USD a month, including their rent, utilities, groceries, and even house cleaning once or twice a month.
Although we think that a very realistic monthly budget for 2 people in Jocotepec should be closer to $1500 USD a month.
If you have a higher monthly budget, you can expect your money to go a lot further, which will afford you a nicer rental, more services, and more.

There are a few in Jocotepec, although I am not sure if they are all bilingual staff.
If you do a google search for assisted living facility in Jocotepec you will see a few come up

Ideally we would like a rural home, but that may be impossible Jocotepec sounds like the best place for quiet living….I would like to more more about the place, healthcare, groceries etc….and might want to come for a week or two to see for myself….we are a couple, males, married, not interested in bars or nightlife. I like the temps in the area – although it sounds like it is cloudy a lot of the time.

I would like to find a single floor, 3 bedroom 2 bathroom house , pet friendly, with enclosed outdoor space in Jocotepec. I would like a long-term lease (6mo – 1 year). I would also like at least 1600 sq ft, and newer appliances, if they are included. I do not need to be in a gated community and would rather not pay HOA fees.
